Citadel EHS provides ongoing building sciences, industrial hygiene, and environmental compliance consulting to Rexford Industrial Realty across its Southern California industrial real estate portfolio. The relationship spans numerous properties throughout Los Angeles County, Orange County, the Inland Empire, San Diego, and surrounding markets, supporting Rexford as facilities are acquired, improved, repositioned, maintained, and redeveloped.

A significant portion of Citadel's work involves identifying and managing environmentally regulated building materials before renovation and demolition. Services have included asbestos and lead surveys, comprehensive ERM assessments, Operations & Maintenance programs, roof and limited-material surveys, abatement oversight, post-abatement inspections, and specialized Procedure 5 assessments and work plans. At 9323 and 9333 Balboa Avenue in San Diego, for example, Citadel performed pre-demolition ERM surveys of approximately 200,000 square feet of existing buildings in preparation for new construction. The engagement included asbestos and lead assessment as well as evaluation of PCBs, universal/electronic waste, and ozone-depleting substances, with additional surveying performed as redevelopment progressed.

Citadel also supports Rexford with indoor environmental quality and property-condition concerns that arise during ongoing asset operations. Services have included moisture intrusion and microbial investigations, indoor air quality consulting, fire- and water-damage assessments, and remediation support. At a 100,000+ SF industrial facility in Carson, Citadel was retained to evaluate moisture and suspected microbial impacts throughout the property using visual assessment, moisture measurement, infrared imaging, fungal sampling, and associated asbestos evaluation to develop practical remediation recommendations.

Portfolio-scale assignments further demonstrate the breadth of the relationship. At the 16-building Safari Business Center in Ontario, Citadel performed asbestos O&M sampling across multiple industrial buildings to help Rexford understand and manage building-material risks during ongoing property operations and future improvements.
