Systematic Environmental Auditing for Global Real Estate
Citadel was contracted by a major global real estate company to perform Annual Environmental Audits for industrial properties on a five-year inspection cycle, covering everything from environmental permits to hazardous materials management.

Environmental Hazard Assessments in Downtown Los Angeles
The Georgetown Company engaged Citadel EHS to conduct a Phase I Environmental Site Assessment to identify potential hazardous materials contamination at their Los Angeles property on South Broadway, including evaluation of surface contamination, underground storage tanks, and vapor intrusion risks.

Century Plaza Hotel Redevelopment Project
Citadel EHS provided environmental due diligence, hazardous materials consulting, and abatement oversight for the multi-year redevelopment of the historic Century Plaza Hotel property. Services included Phase I and Phase II Environmental Site Assessments, comprehensive Environmentally Regulated Materials surveys across more than 600,000 square feet, and evaluation of asbestos, lead, PCBs, universal wastes, and other regulated materials.

Bay Area Redevelopment Due Diligence Program
Since 2019, Citadel EHS has supported a private real estate developer with environmental due diligence services for approximately 25 properties across the Bay Area targeted for purchase and redevelopment into commercial and/or residential uses. These services were designed to assess potential environmental risks, facilitate cost modeling, and streamline regulatory compliance before acquisition and redevelopment.

Environmental Due Diligence for a Southern California Redevelopment Portfolio
Citadel EHS has supported a California Investment Group with a wide range of environmental due diligence and property development-driven support services on six (6) projects in Southern California, since 2020. This includes preparing ASTM-compliant Phase I and II ESAs, conducting soil characterization programs to assist in developing grading and soil management plans, conducting a range of vapor intrusion risk studies and evaluations, and preparing documents in support of California Environmental Quality Act (CEQA) permitting requirements for site development.

Environmental Site Assessments and Human Health Risk Evaluations for DTSC's Cleanup in Vulnerable Communities Initiative
As part of the California Department of Toxic Substances Control's (DTSC) Cleanup in Vulnerable Communities Initiative (CVCI), Citadel EHS provided Phase I Environmental Site Assessments and Discovery Investigations (DIs) for a portfolio of former and current dry cleaner sites throughout the San Francisco Bay Area. The project involved the environmental assessment of commercial and/or residential property historically used for dry cleaning operations, which is a recognized environmental concern due to the historical use of tetrachloroethene (PCE).
